    By the by, no-show cops should be charged with contempt. If a person can take the day to show up for their court date, so can those fuckers . . .
  • if a senior signs a one year lease and dies, can the lessor go after the estate for the remainder of the lease payments? If I shot a burgular who is on my property, what can I be charged with?
  • What is the age at which a child may babysit?

    If a fence is already built on the property line, but one neighbour hates it..may they tear it down? If they build a new one is the other neighbour still responsible for half the cost?

    What is the loosest definition of "sexual assault" you've ever seen/heard of being prosecuted?

    None of my court appearances have dealt with police or criminal proceedings. Being a landlord for 15 years brings enough headaches.., thanks!

    yes a landlord may make a claim against the estate! It would not likely be a high priority claim.

    Have you ever evicted someone for interrupting another tenants "reasonable enjoyment of the premises"

    What fees may you legally charge when they are late?
    What is your vacancy rate?
    Did you write your own lease?

    coincidently...I have actually had this happen... And I did not pursue the matter.

    Good for you for not being a jerk and going after them..also, when they rent the place out again during the remainder of Grandma's tenancy the whole thing becomes a wash..the landlord can't be double paid on the unit afaik.

    I think they have to be 12/13 to babysit, but I am not certain. I know they have to be at least 12 to take the course, and kids cannot be left home alone until they are 12. At least, not in Ontario.

    Who here remembers that old show, "This is the Law". It dealt with all manner of strange and silly laws throughout Canada. Things like how it is still illegal to 'drive' pigs down Yonge St. (Toronto) on Sundays.

    I am NOT a laywer, but have been a landlord for about 15 years, but am finally getting out! At the peak, we had 3 buildings and 12 units.

    I'm familiar with quite a bit of law, and have been reading some law books for fun!

    I'll get to all these questions tonight, when I get home from work!

    Edit to add: I do infact talk to 4-5 lawyers everyday so I've got some resources too!

    Quickly... there is no min age... and until something bad happens, nothing gonna happen! Then the crown would would bring a child endagerment charge against the parents for leaving a 4 and 5 yr old alone or a baby with an 8 yr old! The proof then lies with the crown to prove their case!

  • By the way along these same lines, some info for you folks who semi regularily get parking tickets in small town Ontario, and I include Milton in that list... YMMV depending where you are...
    What I have discovered in the past few months that the thing to do is ask for a court date ostensibly to fight the ticket then wait. Invariably you will get a call from the prosecutors office that the ticket has been withdrawn. Issue here in Milton (with the rapid growth) is that there are so many tickets being issued that they can't possibly keep up with the demands on courts time. I have been told by an insider... lol, town employee, that they approx 90% of the tickets get paid with no dispute that it is not worth their time, or courts time to pursue the other 10%... Currently Milton is about 5 months behind in court time for matters such as these. During the current year I have had 4 parking tickets (yeh I know, I'm a bad boy) and three have been cancelled after asking for a court date. I have one more that I received 5 weeks ago that I have requested a court date for, but nothing on it as yet...

    Disclaimer.. I am not a lawyer so take it for what its worth..

    On our recent Vegas trip we played a game of "Freak out the Slots".

    Essentially we pick out the oldest female most "Jewish" looking slots players (usually micro stakes) and stand within a set parameter, casing them until they are freaked out enough to confront us or call security. Obv quickest to freak out the player wins.

    Question is if we were to reveal the fact that we are looking for "Jewish" types would this be considered a hate crime?

    As long as you look like a "Palestinian type" you should be able to wiggle out of any hassles. Just start screaming about Israeli apartheid, or some such nonsense. You'll be fine.
