Hitting a flush with that gives you a weak flush. Hitting a straight with that means you have to get exactly 678 on the board or four cards on either side. In my very limited skill and books I've read/threads people have posted, you're better off doing two things with a hand like that from that position: folding or folding. You end up having to hit way too perfectly to be winning the hand and your opponent has to hit very well for you to get paid off.
If you're absolutely set on playing those hands, raise. Gives you the chance to win it right there, to hit a big flop like you hoped or to bet again on the flop to try steal it.
